When is Landlord PAN Mandatory?
If your annual rent exceeds Rs.1,00,000 (Rs.8,333/month), you must provide your landlord's PAN to claim HRA exemption. Without PAN, your HRA claim may be rejected.
HRA Exemption Calculation
HRA exemption is the minimum of: (1) Actual HRA received, (2) Rent paid minus 10% of basic salary, (3) 50% of basic salary for metro cities or 40% for non-metro cities.
Revenue Stamp Requirement
For cash payments above Rs.5,000, a revenue stamp of Re.1 should be affixed on the receipt and signed across by the landlord. This is a legal requirement.
Documents to Keep
Maintain rent receipts, rent agreement copy, landlord PAN copy, and bank statements showing rent transfers. These may be requested during tax assessment.

Example: If your basic salary is Rs.50,000 and you pay Rs.20,000 rent in Mumbai, your HRA exemption would be the minimum of: Actual HRA, Rs.15,000 (20,000 - 10% of 50,000), or Rs.25,000 (50% of basic).
Missing Landlord PAN
For rent above Rs.1 lakh/year, landlord PAN is mandatory. Claims without PAN are rejected.
No Revenue Stamp
Cash payments over Rs.5,000 require a revenue stamp on the receipt.

Full property address including flat number, building, and pincode should be mentioned.
